The reservation fee is ₱20,000 which is deducted from your total downpayment. This fee secures your chosen unit and locks in the current price. Once paid, your unit is tagged as "Reserved" in DMCI's system and removed from public inventory. The reservation fee is non-refundable but fully credited to your downpayment.

What are the downpayment terms and payment options?

Solmera Coast offers flexible payment terms with 0% interest on all downpayment options:
  • Promo Terms: 20% DP - Condotel and 15% DP - Residential spread until the turn over date — lowest monthly amortization
  • Regular Terms: 30% DP with shorter payment periods available
  • Spot Cash: Special discounts for upfront payment
The remaining balance (80-85% or 70%) can be financed through bank loan, or in-house financing upon turnover.

What documents do I need to reserve a unit?

For Local Buyers:
  • 2 Valid Government IDs (with photo and signature)
  • TIN Number (Tax Identification Number)
  • Proof of Billing Address
  • Reservation Fee Payment (₱20,000)
For OFWs:
  • Valid Passport
  • Overseas Employment Contract or Work Permit
  • TIN
  • Special Power of Attorney (SPA) if reserving remotely

When does my monthly amortization start after reservation?
